500 Folsom Achieves First TCO

Congratulations to the 500 Folsom team in San Francisco for achieving their first Temporary Certificate of Occupancy (TCO) this month for client Essex Real Estate Investment Trust.  

500 Folsom is a 42-story, 750,000 gross-square-foot residential tower project housing 537 apartment units and six levels of below-ground parking. The project is poured-in-place concrete with a post-tensioned above exterior façade. The multi-material façade includes curtain wall, window wall, prefabricated Taktl cementitious panels, and metal panels. A portion of the above-grade residential project includes a nine-level “podium” structure, which is larger in actual footprint than the tower.

The project location included many challenges, including a tight, zero lot line in a busy urban setting and poor soil conditions below the water table that created excavation barriers. For more information on how the team overcame these challenges, click here.
