Balfour Beatty, JBG SMITH Break Ground on 775-unit 2000 & 2001 South Bell Street Residential Project

ARLINGTON, VA – Balfour Beatty and JBG SMITH broke ground at 2000 and 2001 South Bell Street, a new 27-story, two-tower residential project in Arlington, Virginia. Once complete, the multifamily project will continue to grow and transform the National Landing area and meet the increased residential demand in the Crystal City community.
The multifamily complex will feature two separate towers at 2000 and 2001 South Bell Street with a total of 775 units that will offer studio, one-bedroom, two-bedroom, and three-bedroom apartment living. The 2000 South Belltower will be 27 stories with a custom glass curtainwall façade and 355 apartment units, and adjacent to this tower will be a 20-story 2001 South Bell building featuring a precast and brick façade with 420 units. Both towers will include amenities with rooftop decks and pools set over a two-story garage podium. In addition to the construction of the residential buildings, an extension of South Bell Street will be delivered between the two towers to provide a roadway for public transportation.
Balfour Beatty serves as construction manager at-risk for their repeat client, JBG SMITH, and has provided two years of preconstruction services prior to breaking ground on the 2000 & 2001 South Bell Street projects. The project team has successfully delivered demolition activities of an existing 13-story office building and will also provide additional demolition services for a two-story garage during the construction process.

Balfour Beatty has previously worked with JBG SMITH to successfully deliver projects in Arlington, Virginia, including The Barlett, a 699-unit, 22-story residential building, and 220 Twentieth Street where project team members converted a 12-story office building into a 19-story, 328,000-square-foot luxury apartment tower. The team also delivered JBG SMITH’s 13 | U in Washington, D.C., an eight-story, luxury apartment building.
Construction on the 2000 & 2001 South Bell Street residential towers is currently underway with a scheduled delivery of Spring 2025. At its peak, the project will employ approximately 25 Balfour Beatty employees and 800 subcontractor employees.
