ATLANTA – Balfour Beatty announces the completion of construction activities at 560 Edgewood, Asana Partners' revitalization of one of Coca-Cola's first bottling facilities into an elevated mixed-use property with modern amenities. The adaptive reuse project boasts a careful blend of historic and contemporary design in the heart of Atlanta's Old Fourth Ward District.

As construction manager at-risk, Balfour Beatty transformed the 1915 building to accommodate 60,000 square feet of flexible space to meet the retail, lifestyle and creative office needs of the dense surrounding neighborhood. Just steps from the BeltLine Eastside Trail and The Krog District, 560 Edgewood features original design elements with modern additions including secure, private parking in a 104-car deck and a rooftop amenity with downtown skyline views. Additionally, the project team upgraded existing windows and the brick façade to preserve the building’s historic industrial design.

“We’re proud to deliver another exciting project on behalf of Asana Partners, extending the mixed-use vibrancy created in partnership with them at The Krog District nearby,” said Mike Macon, Balfour Beatty senior vice president in Georgia. “Our experts, in collaboration with our design and trade partners, skillfully preserved the building’s historical charm while creating an integrated mixed-use environment on time and within budget. Congratulations to our teammates for their ongoing commitment to excellence in delivering a revitalized property in a rapidly growing Old Fourth Ward District.”

Balfour Beatty executed sustainability approaches throughout the project’s delivery including reusing materials such as existing brick from the building’s structure along with pre-cast double Ts. By repurposing these materials, the project team reduced waste, minimized the environmental impact and preserved the historical aesthetic of the building.

The team also leveraged various building technologies including a tool that optimized the pull planning process digitally. This allowed Balfour Beatty and its industry partners to access and update plans in real-time, which provided accurate management of the project’s schedule for the entire project team.

“The Balfour Beatty team demonstrated a deep understanding of our vision and the intricacies of 560 Edgewood as an adaptive reuse project in a premier location that serves as an extension of The Krog District onto Edgewood Avenue. We appreciate their significant role in modernizing the space while maintaining the building's character and authenticity,” said Tom FitzGerald, Managing Director with Asana Partners.

560 Edgewood was designed by local architect, ASD | SKY. Molly Morgan and Allie Spangler with JLL are handling retail leasing. Bennett Gottlieb with Capital Real Estate Group is handling service and office space leasing.
