420 East is a nine-story, 588,613-square foot, mixed-use building containing 289 market-rate apartments with 10,000 square feet of retail and restaurant space. With 10 ground-floor live/work artist studios and three visual art gallery spaces totaling 4,000 square feet, the development focuses on the spirit of the arts taking shape in the South Eola area of downtown Orlando.
The building features a three-story above-grade parking garage with 500 spaces (including dedicated space and a separate entrance for residents), and 4,000 square feet of indoor amenity space, including a residents lounge, state-of-the-art fitness center, club/game room, and business center. Outdoor amenities include a heated saltwater pool and 20-person poolside spa surrounded by a 10,000-squarefoot activity deck on the fourth floor of the building. The deck includes an LED shuffleboard area, life size chessboard and competition-grade Tailgate Toss tournament courts.
Individual residences feature quartz and granite countertops, wood flooring and stainless steel appliances. The retail and gallery spaces include floor-to-ceiling glass, 16-20-foot ceilings, and modern finishes.
The project was constructed on a tight site in an urban setting, around adjacent condominium buildings and local businesses. Special measures were taken to communicate with neighbors to avoid disruption to ongoing operations.
