The café expansion represents a strategic approach to re-use an existing space and expand through new construction to meet the client’s needs. Client goals included adding seating capacity to accommodate 1,500 employees, updating the café venue with modern materials and a stronger connection to the adjacent landscape and keeping costs to a minimum. The overall square footage was increased by 80%.

Project scope included:

  • Selective interior and exterior demolition of existing occupied building
  • Removal of concrete spandrel panels and glazing systems
  • New steel frame addition tying into existing concrete structure
  • New exterior glazing, metal panels and roof structure
  • Aggressive value analysis efforts leading to cost effective systems to support design intent
  • New make-up air unit in the garage versus on the roof
  • Equipment finger printing for accurate kitchen equipment coordination
  • Re-use and modifications to existing MEP infrastructure to save cost
  • Reconditioning and re-use of existing hoods to save cost
  • Nine new food venues
  • New lighting, floor, walls and ceiling finishes
